- Would be nice to move away from the default theme.
- Creating so many forum categories at the start of your site doesn't look good. Would start with a few forums first. Because at first glance, persons can see your site is empty. And that's what all those empty forums will do.

Can't say much more on that.

I am going to create a flash movie with some real estate theme
for the home page, then have the forum link displayed there.

show the most recent posts on the home page, reduce the amount of categories in the forum

Good idea. The home page looks lifeless.
Could possibly put a link for helpfull tips when buying or renting a home.
